When your lease is about to expire and the landlord proposes a rent increase, how should you respond? Understanding market conditions is the first step in negotiation.
在談判前,應先查閱同一屋苑或附近單位的近期成交租金,了解當前市場水平。可透過地產代理或網上租盤平台獲取相關數據。
Before negotiating, check recent rental transactions in the same estate or nearby units to understand current market rates. You can obtain this data through estate agents or online rental platforms.
如果租金升幅遠超市場水平,可向業主提出合理反建議,並附上市場數據支持。同時也可強調自己作為好租客的記錄,例如準時交租及妥善保養單位。
If the proposed increase far exceeds market rates, make a reasonable counter-offer backed by market data. Also highlight your track record as a good tenant, such as paying rent on time and maintaining the property well.
如果業主堅持大幅加租,可考慮在生約期內提出終止租約,並開始尋找其他選擇。一般生約期只需一個月通知即可終止。
If the landlord insists on a significant increase, consider terminating the lease during the optional period and start exploring other options. Typically, only one month's notice is required during the optional period.
