Property Inspection Checklist

收樓或驗樓時,一份詳細的檢查清單可以幫助你發現潛在問題,避免日後與業主產生維修責任的爭議。

When taking possession of a property, a detailed inspection checklist helps you identify potential issues and avoid future disputes with the landlord over repair responsibilities.

結構檢查:查看牆身、天花是否有裂縫或水漬,地板是否平整,窗戶是否開關暢順及有否滲水跡象。特別留意廁所及廚房附近的牆身。

Structural checks: Inspect walls and ceilings for cracks or water stains, check that floors are level, and ensure windows open smoothly without signs of water seepage. Pay special attention to walls near bathrooms and kitchens.

設備檢查:測試所有電器(冷氣機、熱水爐、抽油煙機等)、水龍頭、馬桶沖水功能、去水位是否暢通。檢查電掣及插蘇是否正常運作。

Equipment checks: Test all appliances (air conditioner, water heater, exhaust fan, etc.), taps, toilet flushing, and drainage. Verify that light switches and power sockets are working properly.

安全檢查:確認單位內有否安裝煙霧感應器及滅火筒,窗戶是否裝有符合法例要求的窗花(如有兒童),大門鎖及鐵閘是否穩妥。

Safety checks: Confirm whether smoke detectors and fire extinguishers are installed, windows have compliant safety grilles (if children are present), and the main door lock and security gate are secure.

記錄方式:以拍照及拍片方式記錄所有缺陷,並在驗樓報告上詳細列明。最後要求業主簽署確認,雙方各持一份副本。

Documentation: Photograph and video all defects, listing them in detail on an inspection report. Have the landlord sign and confirm, with both parties keeping a copy.
